2021 has been good to home sellers in Illinois. As we’ve written about before, some properties were getting multiple offers in minutes of going on sale. Will that continue into the future? We certainly hope so, but as 2020 taught us, nothing is guaranteed. As we move into the new year, it’s important for home sellers to prepare for anything.
Regardless of the market, there are some things that sellers can do to help their home sell quicker in Illinois – and attract the best buyers. Here are our 4 tips for selling your home:
Set the Price Correctly
Setting the price correctly is a delicate art. If you price too high, you might turn off homebuyers who are looking at a lot of similar property. If you price too low, you might attract buyers who are looking for a quick steal. Consult with your Real Estate agent to find the exact right price to introduce your house on the market with. It’s not a good look to lower your price one month into the sale.
Keep It Show Ready
Anyone who has been through the home selling process can tell you that potential buyers always want to see your place at the least convenient times. To help prepare for this, try to keep your home “show ready” at all times. Try a few tricks of the trade: keep the kitchen spotless, make sure all the lights are bright, and keep your closets at half-capacity to make them look even bigger.
Get an Inspection First
During a sale, the buyer can (and probably should) have your home inspected by a third party to look for any potential issues that need to be fixed. If you have an inspection done before you even list the home for sale, it illustrates to potential buyers that you have nothing to hide and helps avoid issues down the line.
Work With a Real Estate Attorney
Although Real Estate Attorneys are more commonly thought of as working with buyers, all sellers should have one too. As we’ve written about before, Real Estate Attorneys can help protect your legal claim to the house and make sure the potential buyer you’re looking at is really the right one for you. Partnering with both a Real Estate Agent and a Real Estate Attorney gives you a leg up on the competition.
