Mistake #1: Excusing Red Flags
We won’t say this is the biggest mistake you can make when buying Illinois real estate, but it’s up there. Buying a home is a massive investment, one you can’t afford to get wrong. Unfortunately, many buyers (not just first-time buyers) find the “perfect” listing online and then force the purchase on themselves.
Red flags can pop up at any point in the process, and you shouldn’t just ignore them purely because you want the house. Red flags can include things like major concerns during the inspection that the current owner refuses to address, dated roofing or HVAC systems that appear to need repair or replacement soon, lenders being hesitant to fund the purchase of that specific property, insurance companies hesitating to insure or charging extra to insure the property, and more.
Mistake #2: Being Afraid to Ask Questions
Not to keep beating this drum, but: houses are expensive. You need to be sure this purchase is right for you and your family. You need to ask questions whenever you’re unsure about something, and don’t be afraid to ask for clarity. Ultimately, you’re paying your lender, possibly your real estate agent, and/or your Illinois real estate attorney to work for you—ask away!
Ask for clarity about the financial documents you’re sharing and what information is needed to close the purchase. Ask for further information about repairs or questionable areas of the home. Ask questions about the neighborhood, the amenities, and even the HOA if applicable. You should never feel bad about asking for more information that makes you more comfortable about the purchase.
Mistake #3: Underestimating Closing and Moving Costs
You’ve saved up for a down payment and have the cash in hand to cover the recommended amount, but do you have enough money saved for closing and moving costs? Remember, you’re going to need somewhere between 2-5% of the total purchase price available for closing costs. This includes title insurance, legal fees, inspection fees, appraisal fees, loan origination fees, and many more.
It’s imperative that you budget for closing costs and have enough to get all of your belongings on a moving truck and delivered to your new address in Illinois.
Mistake #4: Obsessing Too Much Over Interest Rates
Before we go any further, we want to state: Interest rates matter. They impact the affordability of the home significantly. However, if you are set on buying a home in 2025, have the space in your budget, and want to get your family into a desirable neighborhood, then you might not want to let interest rates stop you.
There’s a saying we’ve mentioned before that says, “Marry the House, Date the Rate.” You have the ability to refinance your loan down the line when interest rates are lower, which allows you to get into the home you want (potentially at a discount) while making its financial element more affordable in the future.
Mistake #5: Not Hiring an Illinois Real Estate Attorney
There are plenty of people involved in real estate transactions, but one of the most important roles will be the attorney, who reviews your contract and makes sure everything is legally viable.
